Wi-Fi or Zigbee. Wi-Fi sensors connect straight to your router on 2.4 GHz and need no hub. Zigbee sensors need a Zigbee hub or gateway, but they use less power, so their batteries last longer, and each mains-powered Zigbee device extends the network.
Which sensor. A door or window contact tells you when something opens. A PIR motion sensor covers a room or hallway. A leak sensor sits on the floor by a washing machine, water heater or sink and sounds as soon as water reaches its probe. A temperature and humidity sensor helps you spot damp or overheated rooms.
Apps. The Works with filter shows which sensors link to Alexa, Google Home or the Smart Life app, so alerts and automations stay in one place.
Most smart home devices only connect on 2.4 GHz. If pairing fails, your router is probably mixing 2.4 GHz and 5 GHz under one network name; here is how to fix it.
Put the probe flat on the floor at the lowest point next to each water source: water heater, washer, sump pit, softener and floor drain. A sensor warns you early; it does not shut the water off.
Buy a camera that records to a microSD card inside it. Then the footage stays at home and a cloud plan is optional, not required.
Wi-Fi sensors need no hub and suit a home with one to three of them. Zigbee sensors need a hub, but they go easier on batteries and on your router once you have many.
